Despite property being expensive, people bought record houses. Raheja says that this shows that people are now considering the house not just as a living thing, but as a deposit for the future.
Highest demand for expensive houses

According to JLL data, 62% of the total houses sold in the top 7 cities of India in the first 9 months of 2025 were priced more than Rs 1 crore. Mumbai remained at the forefront in this race. Wealthy buyers are deliberately investing a large portion of their investment portfolio in expensive homes.
Big projects being built in Mumbai like new metro lines, coastal road and Mumbai Trans Harbor Link are changing the property market. Raheja says that people are buying houses there years before the start of these projects, so that they can get huge profits if the connectivity improves in future. This is exactly the same as when people buy shares of a company in advance in the hope of profit.
Lack of land is the biggest advantage
Like shares or gold, land in Mumbai cannot be increased. Land is limited here and it is very difficult to bring new projects. Due to this shortage, property prices in Mumbai always remain strong, which makes it the safest and best place for investment.

Experts say that there is no dearth of home buyers in Mumbai. Employed people, businessmen, Indians living abroad and people who want to expand their houses keep coming here continuously.
